30 Day,1 & 2 Year New Home Inspection
A 30 Day & 1 Year New Home Inspection is designed to help you catch the hidden problems that may exist in your new home before your warranty expires. The inspection identifies deficiencies that are warrantable concerns such as substandard quality of workmanship and/or materials, items that are broken or damaged prior to occupancy, and items missing at the time of occupancy (non-cosmetic).
The New Home Inspection should take place within the first thirty days or within the first year of your date of closing.
The 30 day and 1 Year forms are used to notify Tarion of any outstanding warranty items listed from your initial pre-delivery inspection. Please allow a minimum of 6 hours for your inspection.

Buyer's Inspection
A Pre-Purchase, Buyer's Inspection is designed to educate buyers and reduce the risk of unexpected and expensive surprises. A Buyer's Inspection provides valuable information about the condition of a home before a life-long family investment decision is made. HOMESTAR INSPECTIONS wants our clients to know ‘what to expect’ prior to purchasing a home so that buyer's are comfortable with their final decision.
A comprehensive inspection report can be used by buyers during negotiations, potentially saving buyers thousands of dollars in future repair expenses.

New Home PDI
Pre-Delivery Inspection
A Pre-Listing, Seller's Inspection will virtually eliminate all of the problems that may be caused by traditional homebuyer inspections. A Seller's Inspection will help the homeowner address any deficiencies in the home prior to the buyers finding them with their own pre-purchase home inspection. A Seller's Inspection provides the homeowner with a listing advantage that makes the seller's property stand out from hundreds of other listings. In addition, a Seller's Inspection encourages potential buyers to waive conditions and contingencies when offers are presented. A Seller's Inspection can help to lighten negotiations and 11th hour renegotiations.

Seller's Inspection
A New Home Pre-delivery Construction Inspection will help to uncover deficiencies in your new home that may be missed by the builder and/or the municipal inspector. While builders make every effort to protect the finishes in your new home during construction, damages, imperfections and unauthorized substitutions or items can occur. An independent, HOMESTAR INSPECTION will help to ensure that any defects and damages are identified and corrected at the builder’s expense. The Pre-Delivery Inspection will provide the homeowner with a deficiency list that can be used to complete the Homebuilder’s Warranty PDI form.
A HOMESTAR Inspection will provide you with added protection and peace of mind prior to the possession date for your new home.

Periodic Maintenance
Inspection
A Periodic Maintenance Inspection is a great way to keep your home in optimum condition. Maintenance Inspections are designed for homeowners who are not involved in a real estate transaction. Maintaining your home is
a wise investment that will help to improve your energy savings as well as keeping your family safe.
A Maintenance Inspection is like a standard home inspection, covering the same key components of your home. The Home Inspection Report will inform the homeowner of any repairs needed, helping to reduce costly expenditures or future problems. Ideally, Maintenance Inspections should be done every three to five years.

Mold & Air Quality
Inspection
A Mold and Air Quality Inspection will help to ensure that the indoor environment of your home is safe, clean and free from the danger of toxic mold. HOMESTAR Inspections will use a variety of certified mold inspection techniques and testing procedures. HOMESTAR Inspections will provide you with comprehensive results from the lab, including a 'Certificate of Mold Analysis', and detailed recommendations on how to elimate hazardous mold growth in your home.
A Mold Inspection should be done if you smell mildew or have water leaks in your home.
